Thesis
Datacenter build is shifting from cast-in-place to factory prefab + on-site assembly; SemiAnalysis tracks 60GW+ modular capacity. Trade labor is the hard constraint; modularization is the speed play—separate real modularization from marketing, and map content winners such as Vertiv.
Analysis
Why “LEGO” now
AI rack delivery turns construction speed into revenue: trade labor (electricians/pipefitters) cannot scale linearly with GW. SemiAnalysis frames modular/prefab as moving repeatable work into factories so halls can land in weeks not months. Their Modular Tracker (Industrials Model) covers ~61GW+ modular-related capacity and 1,000+ site strategies, estimating 30%+ modular penetration of live capacity by end-2028.
Definition chaos is the risk
“Modular” means wall panels, MEP skids, full halls on trucks, fabric-membrane rapid enclosures (Meta “tent” narrative), and AWS-scale modular designs (SAMDC/Houdini-class). Map vendor claims onto a taxonomy before underwriting content uplift (e.g. Vertiv $/MW discussions in the note).
Mapping
- Equipment/content: Vertiv (see VRT)
- Hyperscaler self-build cadence: Meta, Amazon/AWS
- Labor & interconnection remain binding constraints on capex realization
Implications
| Theme | Read-through | On-site |
|---|---|---|
| Modular penetration ↑ | Prefab + MEP content | VRT |
| Labor shortage | Wage/schedule premium → prefab | DC industrials |
| Label risk | Marketing ≠ delivered MW | Vendor teardown |
Outlook
Watch Modular Tracker GW, state-level labor gaps, and whether Vertiv/Schneider orders map to real modular deliveries.
